Eligibility to Use Services

Services are available to individuals and entities legally capable of entering contracts in their jurisdiction and to those purchasing property in Thailand or seeking related legal support. You must supply truthful and complete information and comply with applicable laws.

Users must be at least 18 years old or the legal age to contract in their jurisdiction to use our services.

Our services must be used only for lawful purposes. You must not use neoluxifyza for activities that facilitate fraud, funds laundering, or other illegal conduct.

neoluxifyza focuses on transactions in Thailand, particularly Phuket. Services may be limited or unavailable for properties located outside Thailand or where local regulations prohibit our engagement.

Account and Access

Creating an account may be required to manage your matters, submit documents, and track progress. You are responsible for maintaining the confidentiality of your account credentials.

Provide complete and accurate information when creating an account and supplying documents. Incorrect information may delay or affect the quality of the legal support provided.

Protect your account credentials. Notify us immediately at [email protected] or +66925120170 if you suspect unauthorized access so we can take corrective steps.

Accounts are personal and non-transferable. Do not share credentials or allow others to act under your account without written consent.

If you suspect your account has been compromised, notify us immediately. We will take reasonable steps to secure the account and contribute activity, subject to applicable laws.

We may suspend or terminate accounts for breach of these Terms, suspicious activity, or legal reasons, with notice as required by law.

Scope of Services

neoluxifyza provides legal support services related to the purchase of apartments: due diligence and title searches, verification of seller documents, drafting and negotiating sale agreements, coordinating with notaries and government offices, and facilitating closing procedures. Specific deliverables and timelines are set out in the engagement agreement.

We may update or modify service offerings over time. Any change that affects an active engagement will be communicated and, where appropriate, reflected in an updated engagement agreement.

Service availability depends on local office hours, government office schedules, and third-party provider timelines. We will strive to complete tasks promptly but timing may vary due to external dependencies.

User Conduct Rules

When using neoluxifyza services and the website, users must act responsibly and comply with applicable laws and these rules.

• Do not submit forged, fraudulent, or intentionally misleading documents.
• Do not attempt to access restricted areas of the service or other users' accounts.
• Do not use the service to facilitate illegal activities such as evasion of legal obligations or funds laundering.
• Do not impersonate another person or entity when communicating with neoluxifyza or third parties.
• Do not interfere with the proper operation of the website or services, including introducing malware.
• Respect intellectual property rights; do not upload content you do not own or have rights to use.
• Provide truthful information and cooperate with reasonable requests to verify identity or documents during the engagement.

User Content and Documents

You may submit documents, photographs, and other materials necessary to provide legal support. These items are referred to as User Content.

You retain ownership of the User Content you submit, subject to any third-party rights. You represent that you have the right to submit the content for the purposes requested.

By submitting User Content you grant neoluxifyza a non-exclusive, worldwide, royalty-free license to use, store, reproduce, and process the content solely to provide the requested services and to comply with legal obligations.

You are responsible for the accuracy and legality of User Content. We rely on your submissions for due diligence and drafting; provide complete and authentic documents to avoid delays or errors.

We may remove User Content that violates these Terms or applicable law. Requests to remove content will be evaluated and processed in accordance with legal requirements.

Intellectual Property Rights

All website content, branding, templates, guides, and legal forms provided by neoluxifyza are protected by intellectual property laws and remain the property of neoluxifyza or its licensors unless otherwise agreed in writing.

• Do not reproduce, distribute, or create derivative works from site content without written permission.
• Do not remove or alter copyright, activity, or other proprietary notices.
• Seek permission to use neoluxifyza logos or marketing materials for commercial purposes.

Paid Services and Fees

Certain services, such as detailed due diligence, contract drafting, negotiation, and closing coordination, are provided for a fee as outlined in engagement agreements or price lists.

Pricing is provided in Thai Baht (THB) and is based on service scope, property value, and transaction complexity. Quotes are valid for the period stated in the proposal.

Payments are accepted by bank transfer, credit card, or other methods agreed in writing. Invoices will include our Business ID: 5307109228582 and relevant tax information as required by Thai regulations.

If a subscription or retainer arrangement is agreed, details of billing cycles, renewal, and termination will be set out in the engagement agreement.

Refunds are handled case by case, taking into account work performed and third-party expenses incurred. Refund decisions are made in accordance with the engagement agreement and applicable law.

To cancel a paid engagement, notify us in writing. Cancellation terms, including any refundable amounts and fees for work already performed, will be governed by the engagement agreement.

Clients are responsible for any taxes, duties, or governmental charges related to the services, unless otherwise stated. Invoices will indicate applicable taxes when required.

We may change pricing for future engagements; existing agreements remain subject to the prices and terms in effect at the time of execution unless otherwise agreed.

Non-payment may result in suspension of services, retention of documents until payment is received, and recovery actions for outstanding amounts as permitted by law.

Disclaimer of Warranties

Information and services provided by neoluxifyza are for informational and transactional support purposes. While we apply professional standards, the information provided does not constitute a promise of specific outcomes. For tailored legal advice on complex matters, clients should consult directly with qualified legal counsel.

Limitation of Liability

To the extent permitted by law, neoluxifyza's liability arising from or related to these Terms or services is limited to the fees paid by the client for the specific service giving rise to the claim. We are not liable for indirect, incidental, or consequential damages except as required by applicable law.

Third-Party Providers

We may rely on third-party providers for title searches, notarization, translation, or other services. While we vet partners, we are not responsible for their performance or actions. Third-party service terms may apply.

Termination of Services

Either party may terminate an engagement in accordance with the terms of the engagement agreement. Termination does not relieve you of the obligation to pay for services rendered prior to termination.

Upon termination, access to portals and documents may be revoked, outstanding fees remain payable, and we may retain copies as required by law for recordkeeping.

Privacy and Data Protection

We collect and process personal data necessary to provide legal support and to comply with legal obligations. Our Privacy Policy explains what data we collect, how it is used, and your rights.

Communications and Notices

We may contact you by email, phone, or postal mail using the contact details you provide. Notices required by these Terms will be sent to the email address on record and are effective when sent.

Changes to Terms

We may update these Terms to reflect changes in the law, services, or business practices. Updates will be posted on neoluxifyza.pro with the effective date. Continued use after changes constitutes acceptance of the updated Terms.

Governing Law

These Terms are governed by the laws of Thailand. Any disputes arising out of or relating to these Terms shall be subject to the exclusive jurisdiction of the competent courts in Phuket, unless the parties agree to arbitration.

Dispute Resolution

Before initiating litigation, parties should attempt to resolve disputes through good-faith discussions. If unresolved, disputes may be referred to arbitration or to courts in Phuket as stated in the Governing Law section.
